How am I going to be able to sell my home in today's market?
  
First, pricing is key. Don't base the price of your house on how much you owe, an appraisal or home equity appraisal, how much the house up the street sold for, or how much you paid for it. You need the help of a professional to show you what other like-style homes are selling for. All the marketing in the world will not help sell an overpriced home. An overpriced home will sit on the market while all the others around it sell.
  
You also need to remember that when you are selling your home, you need to live in a completely different way than perhaps what you may be used to. Any items that need to be cleaned, fixed, painted or repaired need to be taken care of. You will reap the benefits with a faster sale and for more money!
  
And, most importantly, you need the help of a professional, who does this day in and day out. Every little piece of the puzzle counts. So does the reputation of your agent! If your agent is not well liked or respected by the real estate community, that may be a reflection on your own listing. Make sure to not just pick an agent because it's a name you recognize.
